Approved for More. Comfortable with Less. Buy Accordingly.

A mortgage preapproval is not a shopping challenge. Buying a home doesn’t mean your homebuying budget has to stretch to whatever the lender allows.

Just because you’re approved for it doesn’t mean you should spend it.

That approval tells you what a lender is willing to lend. It doesn’t tell you what payment leaves room for the life you want.

The house should have room for you. Your budget should, too.

Here are three ways to protect that breathing room:

One: Start with your comfortable monthly payment. Work backward from what fits your actual spending and savings, rather than shopping at your maximum.

Two: Count the whole cost. Include property taxes, insurance, any HOA fees, utilities, and money for maintenance. The mortgage principal and interest aren’t the whole bill.

Three: Give that payment a test run. If it’s higher than your current housing cost, set aside the difference for a few months. Notice what you have to give up.

Buy a home you can enjoy living in, with enough breathing room to have a life outside it.
