As a home inspector, I’ve come across numerous properties with varying types of siding and exterior finishes. One critical aspect that often demands attention – and is often ignored - is the proper clearance between siding and the ground, commonly referred to as siding clearance from grade. This crucial detail plays an important role in maintaining the structural integrity and longevity of a home.
A proper clearance is essential to prevent moisture-related issues, decay, and pest infestations. Different types of siding materials have distinct requirements, but a general guideline is to ensure that there is at least 6 to 8 inches of clearance between the bottom edge of the siding and the ground.
One of the primary concerns associated with insufficient siding clearance is moisture infiltration. When siding comes into direct contact with the ground or is too close to it, it becomes susceptible to water splashing, moisture wicking, soil moisture, and other sources of dampness. Over time, this can lead to rot, mold growth, and deterioration of the siding material. In regions with high humidity or frequent rainfall, this issue becomes even more pronounced.

Insects are adept at finding their way into homes, and siding that is in direct contact with the ground provides an easy entry point.
