J: Okay, so let's pull out some of those keywords from this chat, the ones you'll definitely hear when you're apartment hunting.

M: Yeah, first up is "rent." Usually a noun, it's simply the money you pay each month to live somewhere. Like in the example, "The rent is $1200 a month."
M:首先是 "rent"(租金),它通常是名詞,意思就是你每個月為了住在那裡要付的錢。比如說:「這間的租金是一個月1200元。」
J: And, uh, quick tip, "rent" can be a verb too, right? Like, "I rent this apartment."
J:補充一下,"rent" 也可以當動詞用,比如說:「我租這間公寓。」
M: Exactly. And always ask what "including utilities" means if you see that in a listing. Does it cover electricity, gas? Sometimes it's just water. Worth checking.
M:沒錯,而且如果房源上寫說「包含水電」,一定要問清楚是包含什麼?電費?瓦斯費?有時候只有水費而已,一定要確認清楚。
J: Crucial detail.

J: Okay. Next, "furnished." That's an adjective describing an apartment that, well, comes with furniture. Like Sophie said, "partially furnished" means some. "Fully furnished" would mean pretty much everything's there.

J: And if it has nothing, it's "unfurnished" or just "empty."

J: And finding these places often starts with a "listing." That's a noun too. It's basically the ad, you know, usually online, for an apartment or house that's up for rent. You might say, "Oh, this listing just went up this morning."

M: And connected to that, once you like a listing, you need to arrange a "viewing." That's the noun for the actual appointment to go see the place in person.

J: See if it looks like the pictures.

M: Exactly. Like, "We scheduled a viewing for Saturday afternoon." It's your chance to check it out properly.

J: Okay, and let's quickly look at the sentence patterns. Alex asking, "Does it include..." and "Is there...". Super useful ways to ask about features.

J: You can use them for anything. "Does it include parking?" "Is there storage space?" Simple, direct.

J: So, okay, Sophie and Alex found a possibility. But finding it is only step one, isn’t it? The next challenge is often sorting out the agreement, the terms.

M:It shows some landlords might be flexible, you know, especially if you ask nicely and show you understand their side. Like, mentioning the dog is "well-trained and quiet."

J: Okay, so let’s break down the vocabulary here.

M: Okay, first, "lease." We mentioned it, it’s the noun for that rental contract. It outlines all the terms. Like, "We signed a one-year lease last week." Always, always read it carefully before signing.

M: Hopefully. Next, "deposit," noun. Usually, this refers to the security deposit. It’s money you pay up front, maybe one or two months’ rent. The landlord holds on to it in case you, uh, damage the place or skip out on rent.
M:希望囉~接下來是 "deposit"(押金),通常指的是「保證金」。你搬進去前要先付的,通常是一到兩個月的房租,用來擔保你不會損壞房子或跳票。
J: And you usually get it back if you leave the place in good shape.

J: Okay. And "exception," that noun we heard Mr. Lang use. It’s when a rule isn’t followed for a specific, special reason. "He made an exception and allowed pets this time." It means bending the rules for one case.

M: And the extra vocabulary word here was "well-trained," an adjective that describes an animal, usually, that behaves properly. Landlords definitely prefer a well-trained dog.
